What Is Title Insurance?

Title insurance provides you with coverage, within the context of the Policy, for claims that might arise due to errors in public records, hidden defects not disclosed by the public records, or mistakes in examination of the title of your property. If, for example, a seller’s judgment or lien is not disclosed at closing and the creditor attempts to recover their unpaid debt from you, your title insurance policy will afford you with certain protections. With a title insurance policy, you will have the peace of mind knowing that your property’s history will not tarnish your future!

How Much Does Title Insurance Cost?

Title insurance rates are filed with the State of Wisconsin and vary based on the type and amount of the Policy. The rate should be the same regardless of which agent is issuing the Policy. In some instances, if we have prior title evidence available, we are able to offer a discounted premium. Who Pays For The Title Insurance?

In the State of Wisconsin, the Offer to Purchase states that the seller will provide the buyer with an Owner’s Policy of Title Insurance. If the buyer is financing the purchase and their lender requires a Loan Policy, the buyer is responsible for that premium.

What Is Considered Prior Title Evidence?

Prior title evidence can be in the form of an abstract or a prior title policy (owner’s or lender’s) on the subject property. It should be noted that in order to receive a discounted premium, the prior title evidence must be received in our office prior to beginning our search.

What Do I Need to Bring to Closing?

You will need to bring a valid, government issued photo ID. If you are purchasing, your lender may require two forms of ID. Any funds due from you at closing for a down payment or closing costs will need to be in the form of a cashier’s check or wire transfer. We do not accept personal checks or credit cards at closing.
