A comprehensive search is completed and a Commitment for Title Insurance is issued. Once all requirements on the Commitment are met, the Owner’s Policy and/or Lender’s Policy will be issued.
A deed forward search is completed and a written Letter Report is issued. The Letter Report search includes liens such as mortgages, judgments and tax liens, but does not include a search on covenants, restrictions, easements, etc.
Settlement, Closing and Escrow Services
Our closing team handles the files from the time the Commitment is issued through recording of the Mortgage or Deed after closing. Their process includes obtaining payoffs, prorating taxes, preparing documents for signing, compiling information for buyer and seller statements, working with the lender to balance the Closing Disclosure, coordinating signing times and locations with all parties.
Our construction team works with homeowners, contractors and lenders on any construction project from residential home remodels to large commercial spaces. The construction coordinator arranges site inspections as required by the lender, compiles a project spreadsheet, disburses construction funds to the contractor and/or subcontractor, collects lien waivers and completes annual 1099-Misc. reporting.
